At Virginia Court, the redevelopment of a highly constrained site required navigating a long history of subdivision refusals and significant heritage controls. The existing single-storey dwelling called for a sensitive design response to accommodate additional apartment-style dwellings while preserving the character of the original home. In its unique canal-side setting, the project reconfigured the atypical rear portion of the allotment to enable new residential development without compromising heritage values.
CKA studio managed the complex interplay of zoning, heritage and land-use considerations to produce a commercially viable and architecturally coherent outcome. Completed in 2023, the project delivered a high-quality family residence with an integrated rear infill component, demonstrating how strategic planning can unlock the potential of challenging sites.
