The Waterloo Residence is a minimalist and serene living space designed by our Interior Design Director, Sammy Kairouz. As both client and designer, Sammy created a refined home that reflects his personal design philosophy—eliminating excess, embracing a calming monochromatic palette, and enriching daily life through thoughtful simplicity.

The Waterloo Residence is a deeply personal project that fuses minimalist design with understated luxury. Created by Sammy Kairouz, this home reflects his holistic approach to interior architecture—stripping away the unnecessary while enhancing everyday living through intentional design.

A calming monochromatic palette anchors the home, bringing stillness and clarity to each space. Rich natural textures such as linen, suede, leather, lambswool, and stone introduce warmth and tactility, adding depth without disrupting the minimalist ethos. Every element serves both function and form—each piece a sculptural expression of Sammy’s design intent.

Mid-century modern furniture from the 1960s and 70s, including standout Italian and Australian pieces, is carefully curated to complement the architecture and inject timeless character. A striking Tom Adair artwork sets the tone at the entry, introducing the home’s artistic and refined atmosphere.

Spatial planning was key to achieving balance and flow. Floor-to-ceiling glazing draws in natural light from the north and west, enhancing warmth and openness. The transition to a layered landscaped terrace blurs the boundary between indoors and out, enriching the sensory experience of the home.

Meticulous attention to detail is evident in the refined architectural features: full-height pivot doors, shadow skirting, and curved walls soften the interiors and create seamless transitions between spaces. These details enhance the home’s quiet luxury while maintaining visual clarity.

Sammy’s role in the wider Waterloo development allowed him to shape both the architectural form and the interior finishes. The result is a cohesive, tailored living environment that embodies his vision of luxurious minimalism—a tranquil retreat grounded in thoughtful design and personal expression.
